One coordination trap worth knowing on new work: the boot flashing is the roofer’s job, not the plumber’s — the plumber roughs in the vent pipe through the sheathing, and the roofer installs the boot during roofing. A common failure is the plumber leaving only two inches of pipe exposed before the roofer arrives, making it impossible to install the correct boot height — leave at least 12 inches of pipe above the sheathing.

Vent Termination Rules That Affect the Flashing

A flashing only does its job if the pipe terminates right. The timing detail matters: the change from 3-inch to 4-inch should happen at least 12 inches below the roof deck, inside the attic, so the larger section spans the full frost zone — if you make the change at the roofline, the narrower section below the deck can still frost-close from the interior side.

While you’re in the attic, anchor the pipe. Vent pipes should be secured to the roof structure within the attic to prevent movement that could crack the boot flashing — a riser clamp fastened to a rafter or collar tie within 12 inches of the roof deck is standard.

Maintenance and Knowing When to Replace

Pipe boots fail on a schedule. Over time they degrade from age, UV exposure, or physical damage — watch for dried, cracked, or discolored rubber boots, gaps where the jack meets the flashing, water stains on the ceiling below the pipe, and rusted, bent, or loose metal flashings. Plan to inspect every 3 to 5 years for cracking, dry rot, or loose seals.

Here’s the mistake that turns a cheap part into expensive water damage: smearing sealant over a failed boot.
