How to Pick the Right Below-Grade Barrier
Building MaterialsA foundation coating is the protective barrier that goes on below-grade concrete, masonry, or wood to keep groundwater out. These coatings fall into two categories: dampproofing, used where no hydrostatic pressure exists, and waterproofing, required for saturated soils or high-pressure environments. Get that distinction wrong and the foundation pays for it. That’s the whole ballgame here.

Most buyers under-protect. They grab an asphalt coating, brush it on, and call the basement sealed. Asphalt-based dampproofing handles damp soil that drains. It does not handle standing water against the wall. Choosing the right product depends on substrate material, application temperature, and site conditions. In western Montana, where frost depth runs 36 to 48 inches and spring snowmelt keeps the ground line saturated for weeks, those site conditions decide everything.
Start with the soil, not the product.
Asphalt-based liquid coatings are dampproofing. Products like APOC 301 are water-based, liquid-applied, and designed to dampproof exterior foundation walls. Same category for Black Jack and Gardner. Black Jack is a liquid applied, asphalt based coating designed to penetrate and seal worn roof surfaces, foundation block walls above or below grade, and other masonry surfaces — it weatherproofs and helps seal surfaces. Gardner is a thin, paint-like asphalt coating that penetrates and seals exterior below grade foundation walls and masonry surfaces, preventing moisture from penetrating walls. These work where water drains away. They are not built to hold back a saturated water table.
Waterproofing is a different animal. Liquid Rubber Foundation Sealant is a waterproof membrane for poured concrete, CMUs, ICFs, pre-cast, and permanent wood foundations — an easy-to-apply membrane that eliminates the effects of water and extends foundation life. Membranes like this build real film thickness and bridge the gaps that asphalt can’t. Fluid-applied coatings create a seamless, joint-free barrier ideal for complex geometries, while cement-based coatings offer durability and breathability, and spray-applied polymers can often be installed in colder, wetter climates where sheet membranes fail.
For a high water table, clay soils that trap water, or a basement sitting in a glacial lakebed — that’s waterproofing territory. For a well-drained gravel site with good grade away from the wall, dampproofing does the job.
Three families show up on the foundation: asphalt dampproofing, elastomeric membrane, and what the wood guys need for permanent wood foundations.

The asphalt coatings carry a wider working range. Gardner is formulated to be used year round. The elastomeric membranes give you elongation that bridges cracks — and that matters where freeze-thaw cycling works a foundation every winter. The trade-off is the membrane needs a warmer, steadier window to cure.
One feature worth knowing: asphalt coatings handle more than concrete. Black Jack and APOC 301 can also seal and protect underground wood footings and metal surfaces.
Coating failures rarely trace back to the product. They trace back to prep. Surface preparation is the most important step in any successful coating installation.
The substrate has to be right before anything goes on. All surfaces must be structurally sound, clean, dry, and free from contaminants that would prevent proper adhesion. That means the full list: free of dirt, form-release and curing compounds, oil, grease, laitance, spalling, efflorescence, frost, and existing flaking coatings. For asphalt, the bar is similar — surfaces must be clean and free of surface rust, dirt and loose material.
New concrete needs to sit. Concrete should be allowed to cure for at least 28 days.
Cracks and joints get handled before the field coat. Cracks, joints, and voids 1/8 inch or larger should be pre-filled with a suitable patching material. The vulnerable junctions get extra attention with a reinforced detail. For cracks under 1/8 inch, cold-joints, inside and outside corners, pipes, and wall/footing junctures, apply a thick 6-inch wide coat, embed 4-inch wide geo-textile reinforcement fabric, then follow with a second coat — the 3-Course Method. Those corners and the wall-to-footing cove are where leaks start, so don’t rush them.
CMU block needs more work than poured wall. A skim coat or parge layer creates the smooth surface the coating needs to grab.
On application and finish-out: the membrane should be a minimum of 12 inches above finished grade and run down to the base of the slab or footing. Then protect what you built. Allow 48 hours to dry before backfilling, and apply protection board or drainage board to protect the coating from other trades, from backfill, and from thermal expansion and contraction over its life. For asphalt coatings, the old trick still works — apply a layer of roofing felt over the dry coating to prevent damage during the backfill process.
This is where Montana’s short warm season collides with the spec sheet. The construction window across most valleys runs late April through early October, and several of these coatings carve into that window even further.

The overnight low is the trap. A 55°F afternoon doesn’t help if it drops to 38°F that night and the membrane never cured. The Liquid Rubber membrane should not be allowed to freeze until fully cured. Asphalt coatings carry the same warning — protect from freezing. Cold-weather workability has a fix on the asphalt side: in colder weather at 50°F and below, store the product in a heated room at 70°F to 80°F for at least 24 hours before application to promote ease of application.
Plan foundation coating for the warm, dry stretch — generally June through September — and watch the overnight forecast, not just the daytime high.
Permanent wood foundations and ICF walls need their own approach, and the wrong product can wreck the job.
For wood, prep is about securing and filling. Secure raised nail heads, screws, and loose panels; pre-fill screw holes, knots, and splits with a high quality wood filler; and replace damaged or rotting wood while removing loose splinters. Sealers and membranes both work on wood — you can seal it with a waterproofing sealer applied by brush or roller, or apply a waterproof membrane to create a barrier that keeps water out.
ICF is where chemistry bites. Always verify chemical compatibility, especially when applying products over insulated concrete forms (ICFs) to avoid dissolving the foam. Prep the foam first: rasp the surface to remove oxidized material and create a surface profile.
What’s the difference between dampproofing and waterproofing? Dampproofing handles damp soil that drains; waterproofing holds back standing water and saturated soil. Dampproofing is used where no hydrostatic pressure exists, while waterproofing is required for saturated soils or high-pressure environments. Asphalt-based coatings are dampproofing. If the site has a high water table or clay that traps water, a waterproof membrane is the right category.
How long do I have to wait before coating new concrete? Concrete should be allowed to cure for at least 28 days. Coating green concrete invites adhesion and moisture problems.
Can I coat a foundation in cold weather? Watch the overnight low, not just the daytime high. Elastomeric membrane application needs temperatures above 50°F including overnight. Asphalt coatings apply at surface temps between 50°F and 120°F. The membrane cannot be allowed to freeze until fully cured.
How soon can I backfill? Allow 48 hours to dry before backfilling, and install protection board or drainage board to shield the coating during backfill and from thermal cycling. On asphalt, a layer of roofing felt over the dry coating adds backfill protection.
Will asphalt coating work on a wood footing? Yes. Black Jack and similar asphalt coatings can be used to seal and protect underground wood footings and metal surfaces.
Can I put these coatings over ICF? Only after checking compatibility. Verify chemical compatibility before applying over ICFs to avoid dissolving the foam. Rasp the ICF surface first to create a profile for adhesion.
How much coating do I need? Coverage varies by product and film thickness. Gardner asphalt covers roughly 70 sq ft per gallon. The Liquid Rubber membrane runs about 20 sq ft per gallon, taking 4-5 heavy coats to reach a 40-50 mil dry film.
Foundation coating comes down to one honest read of the site. Drained soil, well-graded, water moving away from the wall — dampproofing is enough. Saturated ground, clay, high water table — step up to a waterproof membrane and build the film thickness. Either way, prep is most of the job, and the overnight temperature decides whether the coating cures or fails.
