Closures and mastic are the cheap accessories that decide whether a metal roof stays dry. The panels shed water — that’s their job. But ribbed and corrugated metal isn’t flat, and closure strips are specialized inserts designed to fill the gaps between metal roofing panels and flat surfaces like the ridge cap or eave trim, because metal roofing has a corrugated or ribbed profile, leaving a space open when a flat piece of trim is placed over it. Skip them, and you’ve got a row of open slots at every ridge and eave.

Here’s the honest framing: though metal roof sealant seems like a minor part of a roof system, it is an extra line of defense against water intrusion — and something as simple as using sealant can be what ultimately protects from a metal roof leak needing repairs. It’s a secondary barrier, not the primary one. But in a Montana winter, with wind-driven snow and ice damming, that secondary barrier earns its keep.

Two products do most of the work. Closure strips for the rib gaps. Butyl mastic tape for the hidden metal-to-metal joints. Get the profile match and the sealant type right, and the roof performs as engineered. Get them wrong, and you find out when the ceiling stains.

What Closures and Mastic Actually Do

Closures fill the open profile gaps. They form a physical barrier against wind-blown rain, which can actually travel upward under a ridge cap during a heavy storm. Beyond moisture, they block pests like wasps and birds from nesting in the roof structure, and they prevent snow from drifting into the attic space during a harsh winter. That last point matters here. With the snow loads and wind this region sees, blocking drift at the peak is real protection, not a nicety.

There’s an energy angle too. Closure strips compress to seal voids, preventing wind-driven rain, insects, and airborne dust from entering. This passive seal improves building envelope performance, reducing air infiltration and the risk of moisture-related damage to roof sheathing and insulation. In cold-weather construction, stopping cold drafts at eaves and ridges keeps the conditioned air where it belongs.

Closures also help with the freeze-thaw problem. Closure strips prevent warm air from escaping through the ridge, which helps keep the roof deck at a consistent temperature — and a consistent deck temperature is exactly what fights ice damming.

Mastic does a different job. Butyl sealants are the behind-the-scenes workhorse of a metal roof system, always applied to metal-to-metal connections in areas that may be prone to water intrusion, and they’re available in both tape and pumpable versions. Without it, capillary action, or draw, could result in a leak, and simply placing butyl sealant between two panels improves weather-tightness.

One more reason not to skip either: warranty. Building codes typically require roofs to be weatherproof and wind-resistant but rarely specify closure strips explicitly. Manufacturer installation instructions and warranty terms often do require appropriate closure and edge sealing as part of the approved roof system. And failure to follow manufacturer guidance or omit closure strips when recommended can void warranty coverage.

Choosing Closures and the Right Sealant

Material choice comes down to climate and moisture — and in a freeze-thaw climate, that choice isn’t trivial.

For wet, freeze-thaw conditions, the call is straightforward. Closed-cell foam or EPDM is often the best balance of cost, durability, and performance for U.S. climates. Open-cell foam absorbs moisture — the wrong pick where snowmelt and humidity cycle hard.

There’s also a vented-versus-solid decision. Vented foam closure strips allow air to circulate out of the attic while still blocking bugs and rain. Non-vented (solid) strips are used at the eaves where you want a total air seal. Vented at the ridge for airflow, solid at the eave for the seal.

Where they go: closure strips are commonly installed at eaves, ridges, rakes, hips, and at transitions to flashings and trim — most important where panels terminate or overlap with other building elements, creating potential pathways for moisture and pests. Put differently — at the eaves (outside closures), they sit on top of the eave trim but underneath the metal panels, preventing water from wicking back up under the metal and rotting your fascia boards. At the ridge, inside closures sit on top of the metal panels but underneath the ridge cap, stopping snow and rain from blowing into the peak.

Matching sealant to location

The big mistake is using one sealant everywhere. Hidden joints and exposed details need different products.

For the hidden metal-to-metal work, butyl is it. Prolonged exposure to UV light will degrade the sealant, so butyls are not intended for applications that leave the sealant exposed. Properly applied and unexposed to UV light, butyl sealants never cure or harden, which makes them an excellent sealant for long-term protection against water intrusion. Keep it covered by trim. Common spots: panel side-laps, panel end-laps, at eave conditions, valleys, and ridge.

For anything exposed to the sky, switch products. Polyurethanes, tri-polymers, and hybrids are commonly used for applications that leave the sealant exposed to nature’s elements, with common uses including ends of panels, reglet flashings, and around pipe boots. Because they show, these sealants are often colored to better blend with painted panels and trim, and some are available in translucent/clear, as well as paintable versions.

A warning that gets ignored: use sealants specifically designed for use with metal roofing. Some sealants, such as silicone, contain acids that could cause corrosion to metal panels. Sealants formulated for metal roofs should be labeled as such. Read the label.

Why butyl tape suits cold-climate installs: butyl tape is formulated to be less sensitive to temperature variations compared to other types of rubber sealants. It’s a durable, easy-to-use material designed for side and end lap sealing of metal panels, roof vents, and pipe flashing, and it does not harden, bleed, or stain. That bonds-to-cold-substrate quality is worth real money when the building season is short.

On lifespan, plan ahead. Metal roof sealant lasts anywhere from 10 to 20 years, though longevity varies by product. Since sealant does not last as long as a metal roof itself, it will have to be changed at some point throughout the roof’s lifespan — failure to do so can result in a leak, so checking that the sealant is still intact should be part of any metal roof inspection.

Installation Basics That Make or Break the Seal

Even the right products leak if installed wrong. The fundamentals are simple.

Start clean. Ensure the metal panels are clean and dry before you begin — dirt or moisture will prevent the adhesive backing on the strips from sticking.

Match the profile. This is the single most common error. One common error is using the wrong profile. If the “teeth” of the strip don’t perfectly match the height of your panel ribs, you will have gaps. Always buy your closures from the same place you bought your metal to ensure a perfect match.

Press it into the valleys. Firmly press the strip into the valleys of the metal panels so the foam conforms to the shape of the metal. If the strip is a profiled match, make sure the teeth fit snugly over the ribs of the panel.

Bond it down. Code language for metal roof systems is direct: closure strip shall be cut or fabricated to snugly fit the metal profile creating an efficient seal, bonded in place with a continuous bead of approved sealant, top and bottom, to eliminate movement or the potential of dislodging — and joints in the closure strip shall be tight. If your strips lack an adhesive back, use a small dab of sealant to hold them in place during installation.

Cover the foam. Place your ridge cap or eave trim over the strips, ensuring the trim covers the strip completely so the foam is not exposed to direct sunlight, which can degrade it over time.

Compress — don’t crush, don’t stretch. Drive your fasteners through the trim and the closure strip into the metal panel or wood purlin below, tight enough to compress the foam slightly, creating a gasket-like seal. And never pull it tight: never stretch the foam. If you pull the strip too tight, it will eventually shrink back and pull away from the ends, leaving the corners of your roof vulnerable.

One more from the field on alignment. If the strips shift while you’re screwing down the ridge cap, you won’t know there is a gap until your ceiling starts leaking. Hold them in place. Check before the cap goes on.
